The boon of condo projects in downtown St. Petersburg continues to change the city’s skyline. The developer of downtown mega-tower Ovation has more plans in the works. The new six-story condo project called Rowland Place will be built off of Beach Drive. This mid-rise complex is set to hold 20 condos ranging from 1,700 square feet to 2,200 square feet. Rowland Place is a far cry from Ovation’s multimillion-dollar price tags. Condos will range in price from $500,000 to $800,000.
Financing plans are in place, and sales are projected to start next month. Constructed is expected to commence in the fall and finish in about one year. The developer is expecting these condos to attract a variety of buyers, including empty nesters seeking to downsize and buyers flocking from the beaches and Snell Isle. The location of Rowland Place is vibrant and walkable to all of the entertainment and cultural venues in downtown St. Petersburg.
The condos will be built on half an acre at 146 Fourth Ave. NE, between the gallery of artist P. Buckley Moss and a bed-and-breakfast, the Water Garden Inn at the Bay. Parts of the Rowland Place rooftop terrace and upper floors will offer stunning vistas of North Straub Park and the waterfront beyond. The exterior of Rowland Place will be similar to the historic Kress Building on Fifth Street and rendered in a beaux-arts style.
Keeping in line with St. Petersburg’s historical profile, the project is named after E.B. Rowland, a prominent St. Petersburg real estate broker at the turn of the 20th century. In 1913, the Evening Independent called Rowland “one of the pioneer businessmen of the sunshine city. With the state on the rebound of an economic recession, real estate in St. Petersburg is on the upswing, and developers are expecting swift sales.
